Meet Adam King

I’m a San Diego Realtor®, real estate investor, property owner, and property manager specializing in residential and investment real estate throughout San Diego County. I help buyers, sellers, and investors make informed real estate decisions by combining local market knowledge with firsthand experience owning, improving, and operating investment property.

My involvement in real estate investing began nearly 20 years ago and has included flips, buy-and-hold rentals, property renovations, and value-add projects. Today, I work extensively with investors evaluating single-family rentals, multifamily properties, ADUs, short-term rentals, house hacking opportunities, and properties with renovation or development potential.

When working with investors, I look beyond the purchase price. I help clients evaluate rental income, cash flow, operating expenses, property condition, financing, renovation potential, local regulations, and long-term value. The goal isn't simply to find a property that works on paper today, but to understand how it fits into the investor's broader strategy and where additional value may be created over time.

My experience as a property owner and property manager also gives me a perspective that extends beyond the transaction. I understand firsthand the realities of tenant placement, leasing, vacancy, maintenance, repairs, operating expenses, renovations, and long-term asset management. That experience directly influences how I evaluate properties and advise clients before they buy.

For traditional buyers and sellers, I bring the same analytical approach to the process. I believe good real estate advice sometimes means recommending a property and sometimes means explaining why you should walk away from one.
