Summer is officially here in San Diego, and so is one of the most interesting real estate markets we've seen in a while.

The San Diego market remains competitive, but buyers are beginning to see more opportunities compared to the fast-paced conditions of recent years.
San Diego County's median sale price continues to hover between $900,000 and $950,000. While coastal communities remain highly sought after, East County and inland areas such as Santee, El Cajon, and Lakeside continue to offer more attainable entry points for homebuyers and are experiencing steady buyer activity.
More homes are coming onto the market as we head into summer, giving buyers additional options and slightly reducing the pressure to waive contingencies. However, desirable and well-priced properties are still attracting strong interest and moving quickly.
After several years of volatility, mortgage rates have settled into a range that is encouraging more buyers to return to the market. Many lenders are also offering creative financing options and rate buy-down programs that can help improve affordability.
If it has been more than 60 days since your last pre-approval, now is a good time to update it. Lending guidelines and interest rates can change quickly, and having a current pre-approval letter allows you to act confidently when the right property becomes available.
June and July are traditionally among the strongest months for home sales in San Diego. If you have been considering listing your home, now may be an excellent time to begin preparing. Simple improvements such as fresh paint, light staging, and professional photography can have a meaningful impact on buyer interest and final sale price.
The San Diego Housing Commission has expanded several down payment assistance programs for 2026. These programs can help qualified buyers achieve homeownership sooner than they may have expected.
This month we're highlighting Santee, one of East County's most appealing communities.
Located within the Mission Trails corridor, Santee offers residents access to more than 5,800 acres of open space, scenic hiking trails, and the San Diego River. The area is known for its welcoming community atmosphere, quality schools, and housing options that are often more affordable than many coastal neighborhoods.
